Even with Colorado’s generally dry conditions, it’s relatively common for your crawl space to get wet. From groundwater in the crawl space to a leaky hot water heater, a wet crawl space means mold, mildew, and wood rot. If this sounds familiar, know they are all signs of an unhealthy crawl space and can lead to a structurally unsound home.

There is a solution. An AquaStop CrawlDrain™ from Peak Structural keeps your crawl space dry—stopping moisture before it can cause mold and mildew.

How CrawlDrain Works

As a homeowner in the Denver, Colorado Springs, or Grand Junction area, noticing water or mold in your crawl space can be overwhelming. Luckily, Peak Structural can protect your home with the AquaStop CrawlDrain™.

Working in a crawl space is backbreaking and can be unhealthy if mold is left untreated. It’s best to leave work to the crawl space professionals who do this every day. In addition to ensuring the highest quality solution, you will also save yourself a lot of headaches and aches and pains that come with crawling through and in and out of a generally tight crawl space.

1. Cleaning

Installation of the CrawlDrain™ involves cleaning and grading the crawl space floor to ensure water drains toward the sump pump after the CrawlDrain™ is installed.

2. Installation

After cleaning and grading are complete, trenches are dug throughout the crawl space and especially along the perimeter walls.

These specially designed pipes are then buried in the trench, allowing water to fully submerge them.

3. Pumping Out

Once installed, the pipes are connected to a system allowing the water to be pumped out of the crawl space. This typically involves a sump pump; however, other systems are available to best match your home’s needs. This system moves water away from the house and to a safer area where it won’t flow back to the house.

What Sets CrawlDrain™ Apart

While there are several options for crawl space waterproofing, AquaStop CrawlDrain™ has been designed and tested in the inhospitable Colorado clay soil. So, you can rest assured this solution will serve your needs long term.

No-Clog Design

The pipe’s unique design features a protective fabric screen over the water intake points to ensure soil, mud, and dirt, plus insects and animal debris, won’t enter and clog the pipe.

Prevents Water Problems

In addition to draining water away from the home, the AquaStop CrawlDrain™ also acts as a preventative tool since it stops groundwater from entering your home. The pipe is designed with holes at the base to collect and drain water that seeps up from below. This drastically reduces humidity and dampness in addition to eliminating water damage.

Long Term Solution

Thanks to the unique design and the high-quality materials used, installing AquaStop CrawlDrain™ means you will receive a long-lasting solution to waterproof your crawl space for years to come. The durable materials can withstand soil movement and won’t rust or corrode.

Signs your Home Needs CrawlDrain™

Standing Water

If you notice standing water in your crawl space, the crawl space interior drainage system is the most powerful tool to prevent and address the problem. Since DenverColorado Springs, and Grand Junction,  receive less than the average rainfall, large amounts of standing water may only be observed during times of snowmelt or heavy rainfall. This, however, makes the problem no less relevant since this water evaporates and continues to cause problems in the form of humidity.

Since water or excess moisture is a major reason for mold and mildew, if you notice mold, you have a water problem. Unfortunately, mold spores don’t stay in the crawl space. Thanks to the stack effect, spores travel through your home, causing allergies and breathing problems.

Pests, either critters or creepy crawlers are never fun to have in your crawl space, the problem being the damp, moist warm space inside your crawl space is exactly where they want to be. Eliminating the water problem and sealing your crawl space is the best way to create an undesirable living environment for pests.

Crawl Space Drain Frequently Asked Questions

The short answer is yes. Of course, the occasional water isn’t going to lead to a structural integrity problem right away, but it can cause harmful mold growth a lot quicker than you may think. According to FEMA, mold can start to grow in as little as 24 to 48 hours. That means even the smallest amount of water can cause big problems if you allow it to fester unchecked. Ensuring a proper waterproofing system is in place to address any water intrusions is the safest option for your family and your home.

Depending on the amount of water in your crawl space, our inspectors may recommend a sump pump. When used in tandem with the AquaStop CrawlDrain™, water is pumped out and away from your home. It’s important to ensure water is moved far enough away from the foundation, so it isn’t in danger of causing the same problem twice.

Peak Structural offers several crawl space sump pump options to best fit your home’s needs. All pumps have been specifically designed for use in a crawl space and have been proven to work well in Colorado’s clay soils.

Typically, yes. Crawl space encapsulation is the process of sealing off your outside space and creating a clean, dry, usable crawl space. Although the specific products vary per home, and our systems are customizable, it’s standard to address any water problems within the crawl space before installing the liner and insulation.

Your crawl space inspector at Peak Structural will do a full inspection of your home and offer a detailed plan of what products are needed and what is not based on the condition of your crawl space and your location. Since our inspectors aren’t salesmen, you’ll never receive a quote for too many products.
